BACKGROUND: The Annual Dues for 2023 has been approved by the HOA Board to increase 10% in accordance with Article II, Section 2b) which equates to $495.00 per lot. This will permit enough in the minimum balance to pay the routine monthly bills only.

The HOA will have ongoing work to keep up the community public areas and roads. We still have to fund the following work:

  • Drainage Work – ~$7,500 or $240 per lot. Will be scheduled for 2023
  • Landscaping & Irrigation at Front Gate – ~$115 per lot. Will be scheduled for 2023

Note: We have chosen to defer the Road Repair and Sealing into 2024 at a cost of ~$15,000 or $485 per lot and is not on this ballot for consideration.

The following motion will be considered by the HOA members in accordance with Article III, Section 8 and the current Standing Rules to the Bylaws, by means of Electronic Ballot Vote using the CCPHOA Website. Electronic voting shall be done on the CCPHOA website made available to all homeowner lots.

Whereas at the recent Q-4 2022 and Q-1 2023 CPP-HOA Regular Meeting a discussion occurred around prioritization and funding required to continue the important project work within the plantation and;

Whereas a motion was set forth and seconded and passed to affirm to hold an electronic ballot vote to levy a Special Assessment for 2023 to fund the remaining pre-approved work and;

Whereas the pre-approved Project Work for 2023 is:

  • Drainage Work: The clearing and maintenance of the common area drainage ditches between Lots #20 and #21 (Parker & Veno) and behind Lot #17 (Coker) at a budget of ~$7,500. (Note: the price includes the repair and re-sod for any damage done to homeowners’ lawn as a result of the work and equipment required to complete said work)
  • Landscaping and Irrigation for the New Gate Area at a budget of ~$3,500 and;

Whereas in accordance with Bylaws Article II, Section 3, the funds required to complete that work are ~$11,000 or $350.00 per lot, a Special Assessment 2023 in addition to our Annual 2023 Dues and;

Whereas the committee(s) assigned to manage these projects will endeavor to satisfactorily complete the work at a cost less than or equal to the budget and;

Whereas the Special Assessment 2023 will be invoiced immediately upon a two-thirds favorable vote and will be due for payment to the HOA Treasurer no later than June 15th, 2023.
