Dear CPP Homeowners,
At our recent HOA meeting (April 30, 2025), the Board and neighbors discussed the continued degradation of our neighborhood roads. As a community, we believe it’s time to take action to repair what’s broken and protect what we have.
We are requesting your VOTE TO APPROVE a Special Assessment of $700 per home site, Friday, May 23, to fund the second stage of our road rehabilitation plan in Cypress Point Plantation.
Road Repair Plan Overview
- Stage One: Crack filling and minor repairs—already voted on, approved, and funded through the existing CPP HOA account.
- Stage Two: Sealing the roads to preserve and protect them long-term. This is what the proposed Special Assessment would cover.
Special Assessment Details (per Bylaws Article II, Section 3)
- Purpose: To seal the roads in the Cypress Point Plantation community
- Cost: $700 per homesite
Payment Options
- Pay in full, or
- Two payments of $350
- First payment due by July 1, 2025
- Second payment due by September 1, 2025
- Penalties: A 15% late fee will apply 30 days after each due date, followed by 15% interest accrual.
This project is a proactive measure to avoid much larger expenses down the line. If approved, the HOA account will still have sufficient funds to manage regular annual expenses.
