At the quarterly meeting of the CPP-HOA held on April 7, 2022, a motion was passed by unanimous vote to hold an electronic vote on a proposal to remove the existing entrance gate to CPP and replace it with a new gate that will:

  1. Address the community’s concerns with regard to:
    1. Safety
    2. Security
    3. Functionality
    4. Appearance

  3. The proposal requires a two-thirds majority of all eligible lot owners to pass (20 votes).

Motion for Consideration & Electronic Vote

  1. That the existing entrance gate to Cypress Point Plantation, located at Cypress Point Drive and Route #176 be demolished and replaced by a new gate that will meet the following specifications:
    1. Set-back to allow proper and safe entrance to and egress from Cypress Point Plantation from / to Route #176
    2. 14’ Wide Automated Entrance Gate & 14’ Wide Automated Egress Gate separated by a median so those entering can access the keypad from the drivers side of the vehicle
    3. Updated Electronic Keypad and new Kiosk & new Surveillance Camera
    4. Widening of entry & egress roadway
  2. That the aforementioned project will cost ~$74,000.00
  3. That a deposit of $30,000.00 for the project will be paid from the current CPP-HOA Treasury
  4. That the remaining balance of ~$44,000.00 will be raised by a Special Assessment of $1,420.00 per lot as follows:
    1. Via Invoice to each Lot owner within 10 business days should the motion pass
    2. Payable no later than May 31st, 2022
  5. Any sundry balance for the gate will be paid from or credited to the HOA Treasury.

A YES vote approves the motion for the construction of the New Entrance Gate and the Special Assessment of $1,420.00 per lot payable no later than May 31st, 2022.

Voting is open until 11:59 p.m. Friday, April 22, and results will be announced on Monday, April 25.
